Winter is one of the most difficult seasons for property owners and landlords. Colder temperatures lead to freezing, snow, and ice (or in the lower mainland, lots of rain). These elements can be a major safety hazard if your property is not well maintained. To add to the safety hazards, increased time spent indoors means higher heating and electricity costs. Our property management team has put together some tips to prepare your property for a smooth winter season.
1. Coordinate Snow Removal & Salting Services
Property owners and tenants are required to remove snow and ice from sidewalks adjacent to their property before 10 AM every day. Snow removal and salting is no easy task. It is hard work, takes up a lot of time, and can cause back injuries if not well equipped. Skip the stress of doing it yourself by hiring a sub-contractor before snowfall hits. Be sure to read the contract carefully and understand when snow removal and salting services will occur (e.g. Based on temperature, amount etc.). This will prevent miscommunication and minimize winter disasters.
2. Winterize Pipes
Water to exterior fixtures should be turned off, pipes should be drained, and hoses should be removed prior to winter. Frozen water causes pipes to expand and explode, leading to potential water damage. If the damage is not taken care of in a timely manner, it can lead to flooding and possible mould or rot issues.
3. Clean Gutters & Roofs
Gutters and roofs are a major culprit for leaks and damage in the winter. Be sure to clean your gutters and clear them of debris from the fall season, and again before the winter snow or rain arrives! Debris and snow in gutters can cause them to clog, freeze, overflow, and possibly collapse. A build-up of snow on the roof, especially an old one, can lead to costly roof repairs or even the need for replacement. Be sure to clear significant snow build up on your roof to avoid the risk of damage or hire a professional to assist.
4. Check & Service Water Heaters
Water heaters often don’t get the attention they need. There’s no worse time to have issues with your water heater than in the winter. Emergencies during the holiday season lead to higher maintenance rates and emergency call out fees. Maintaining your water heater once a year will increase the longevity and prevent emergencies.
5. Check & Service HVAC Systems
A well-maintained HVAC system is more efficient and less costly when heating or cooling. It also improves indoor air quality, which is crucial in the winter. A thorough cleaning should include changing of filters and cleaning of coils and ducts. Have your HVAC system checked at the same time as your water heater.
6. Prune Trees & Branches
It is necessary to check trees and branches around your property that may be a hazard. Snow, heavy rainfall, and high winds can cause branches or even trees to collapse, which can lead to severe damage.
7. Inspect Fire Alarms & Detectors
Fires are more common than you may think in the winter. This is because homeowners and tenants spend more time indoors. Fire hazards include candle lighting, cooking, unmaintained fireplaces, and forgetting to unplug Christmas lights and space heaters. Without attention to these items, a fire can go unnoticed, especially when the homeowner or tenant is not home.
8. Service Fireplaces
Whether gas, electric, or wood burning, fireplace maintenance is crucial for safe operation. The type of maintenance needed will depend on the type of fireplace. A wood burning fire requires chimney and insert cleaning. Gas fireplaces require an inspection of the glass and ignition, as well as checking for leaks. Electric fireplaces require a fan cleaning and an inspection of bulbs and the exterior.
9. Check Insulation & Seals
Create better insulation by checking seals around windows and doors. A simple recaulking both inside and outside will allow your property to heat more efficiently and reduce the chances of drafts from entering. This will improve heat loss and minimize heating costs.
10. Hire a Property Management Company
Another way to prepare your property for the winter is to hire a property management company. They know what maintenance is needed not just in the winter, but for every season. A Property Manager’s responsibility is to upkeep your property to the highest standards, reducing the risk of emergency costs.
